What a short sale can do
- Your lender may accept less than what's owed so the house can sell.
- In many short sales, the selling costs are paid out of the sale, so you bring little or nothing to closing.
- You pick the moving day, and you avoid a foreclosure on your record.

Why it happens
With higher interest rates and a slower economy, homes are sitting on the market longer, and price cuts often follow. A sale that started with enough equity can end up not covering the loan and the costs of selling. That's a short sale, and Leslie has been handling them for over 20 years.
Short sales need your lender's approval, and no result is guaranteed. If part of a loan is forgiven, there can be tax effects; please talk with a tax professional. A free HUD-approved housing counselor is also available at 800-569-4287.
